With its Blue Ridge Mountain views, wineries, horseback riding, and quaint downtown, Middleburg is a popular second-home destination for Washingtonians.
Real-estate agent Michele Stevens estimates that about a third of the properties that sell in and around Middleburg are second homes. Prices run from $150,000 for a tear-down on a small lot to $8 million for a historic home and horse farm on 125 acres.
Stevens says that the lower end of the market—townhouses and cottages priced from $300,000 to $500,000—is performing best: “Everybody is looking for something in town. To walk is very popular.”
The high end has been hit hardest by the recession. It’s not uncommon for an equestrian estate to be on the market more than a year.
Here are four new communities in and around Middleburg with houses and lots for sale. Prices include the lot as well as the home to be built on it.
Creighton Farms

Built around a Jack Nicklaus–designed golf course, the gated community of Creighton Farms will eventually have 182 single-family homes on one-to-six-acre lots. The clubhouse, to be finished in September, will have a spa, a fitness center, tennis courts, a pool, and a restaurant. About 150 sites are still available; prices start at $1.5 million.
Fox Knoll of Middleburg
Wynhurst Ct. and Leith La., Middleburg; 571-271-9086
Lots at Fox Knoll of Middleburg, an 18-home development, range from three to nine acres. Buyers choose among eight models. Thirteen lots are on the market; prices start at $549,000 and top off around $1 million.
Middleburg Downs
Dover and Mersey Rds., Middleburg; 703-286-9205
Middleburg Downs is six vacant lots that went on the market in April, part of a larger subdivision built mostly in the 1970s and 1980s. Each lot is three acres, and buyers can choose from six models. Homes will be built in the Colonial Revival style with architectural details such as cupolas, wainscoting, and columns. Every home will have a three-car garage. Prices start at $730,000.
Steeplechase Run

The townhouse community Steeplechase Run is within walking distance of downtown Middleburg. When completed, it will have 19 homes; ten are still on the market. Each has a back-yard deck or patio, hardwood floors, a fireplace, and granite countertops in the kitchen. Prices range from $479,000 to $599,000.
