Arlington has three distinct areas: the Rosslyn-Ballston Corridor, the Crystal City/Pentagon City area, and South Arlington, which includes Shirlington. All three are walkable areas with good access to public transportation.

New condos in Arlington cost on average about $480 a square foot—up slightly from last year. Arlington is the only part of the Washington market to see an increase, according to William Rich, who tracks condo sales at the real-estate firm Delta Associates.

Here are some of Arlington’s new condo and townhouse developments:

Liberty Center (888 N. Quincy St.; 703-875-2211) in Ballston has rooftop views of the Washington Monument and the Capitol. Prices start at $379,999 for a one-bedroom and go up to $685,999 for two bedrooms with a den.

Nineteen new units are left in the 98-unit Park at Courthouse (2220 N. Fairfax Dr.; 703-516-9445), 2½ blocks from the Court House Metro. Remaining two-bedroom condos range from $599,999 to $650,000.

Turnberry Tower (1881 N. Nash St.; 877-872-7589) opened this summer. It has one-to-four-bedroom condos from $600,000 to more than $4 million.

Only about a dozen condos are left at Rosslyn’s Waterview Residences (1111 N. 19th St.; 703-879-6138), a building with great views of the Potomac River and the monuments. Junior one-bedrooms start in the high $300,000s; penthouses cost more than $4 million.

101 Westview and 101 Eastview (1001 N. Vermont St., 703-522-6636; 1001 N. Randolph St., 703-528-4878) are two blocks from the Ballston Metro. One-bedroom condos start at $345,990; two-bedrooms start at $459,990.

The Eclipse on Center Park (3600 S. Glebe Rd.; 703-413-4114), one of the larger buildings in Arlington, offers residences for sale or rent. Condos—with one to three bedrooms—range from the mid-$300,000s to slightly more than $1 million. Rentals are $1,695 to $2,995 a month.

Every townhouse at Shirlington Crest (3507 S. Four Mile Run Dr.; 703-920-1203) includes a private rooftop terrace and a two-car garage. Two-bedrooms start at $509,990; three-bedrooms cost up to $632,990.

At West Village of Shirlington (4161 S. Four Mile Run Dr.; 866-208-3976), units range from a one-bedroom condo with a balcony ($315,000) to a two-level, three-bedroom townhouse ($435,000). There’s a free shuttle to the Pentagon City Metro.

Arlington also has new apartment buildings with units for rent:

Camden Potomac Yard (3535 S. Ball St.; 703-415-1680) in Crystal City opened two years ago. Apartments start at $1,400 a month for a studio and go up to $4,000 for a penthouse.

The Gramercy at Metropolitan Park (550 14th Rd. S.; 866-538-7632) boasts a rooftop gym overlooking DC. Apartments start at $1,860 a month for a one-bedroom and go up to $6,700 for three bedrooms with a den.

At Halstead Arlington (1028 S. Walter Reed Dr.; 866-464-2578), which has a state-of-the-art gym, apartments range from $1,750 a month for a one-bedroom to $2,295 for a two-bedroom.

The Amelia (816 N. Oakland St.; 703-741-3700) opened this spring. Close to the Virginia Square Metro, it offers one-bedrooms from $1,895 a month; two-bedrooms top out at $2,795.

Two blocks from the Court House Metro, the Palatine (1301 N. Troy St.; 877-556-6413) has a rooftop pool with great views. One-bedrooms start at $2,260 a month; three-bedrooms cost up to $4,770.
