Best Logan Circle & U Street: Real Estate

New condos and apartments in the heart of DC

The U Street and Logan Circle neighborhoods were hit hard by the 1968 riots and sat dormant for decades afterward. But now they’ve become two of DC’s most sought-after places to live.

Prices range widely. Some new loft-style condos go for $600 a square foot, but in some older buildings you can get a studio or one-bedroom in the $300,000s. Houses generally start in the $400,000s, with most selling for at least $600,000 and many for more than $1 million.

While there’s been a lot of residential construction, many of the newer condominiums have sold out. Here are buildings with new units still available.

The Lacey (2250 11th St., NW; 202-744-1007), a condo building with 26 units, opened last spring. It’s three blocks from the U Street Metro station. The ultramodern exterior is made of concrete walls, glass panels, and steel framework, and the interior features hardwood floors and floor-to-ceiling windows. The five units still available include one-bedrooms starting at $395,000, a one-bedroom duplex with patio for $550,000, and two-bedrooms from $630,000 to $760,000.

Of the 90 units in the Metropole Condominiums (1515 15th St., NW; 202-667-3776), about 25 are available. Starting prices are $400,000 for a one-bedroom, $650,000 for a one-bedroom with den, $670,000 for a two-bedroom, and $740,000 for a two-bedroom with den. The Metropole is across the street from Whole Foods, and Vida Fitness, Aura Spa, and Bang Salon are in the building; Sweetgreen is coming soon.

The newest luxury apartment building in the area is View 14 (2303 14th St., NW; 888-316-9059). Open since November, it has a 24-hour concierge, valet dry cleaning, furnished guest suites, and “away from home” services that include plant watering, mail collection, and pet sitting. The building is a block away from the lively restaurant Busboys and Poets and a short walk from the U Street Metro. Most of the 185 units are still available. Studios cost $1,780 to $1,960 a month, one-bedrooms $2,010 to $2,605 a month, one-bedrooms with den $2,680 to $3,225, and two-bedrooms $3,040 to $4,850.
