Much of the recent development around Capitol Hill has taken place near Nationals Park and the Navy Yard. Although some projects were delayed or scrapped because of the recession, the following new developments have units for sale or rent.
Axiom at Capitol Yards (100 I St., SE) opened two years ago. Each of the 246 rental apartments has GE appliances, granite or quartz countertops, and maple cabinets. Amenities include a fitness center, rooftop pool, and sports lounge with billiards, shuffleboard, and darts. The complex also allows pets. The building is offering 2½ months free to new renters. One-bedrooms start at $2,025 per month, two-bedrooms at $2,905.
Amenities at Capitol Hill Tower (1000 New Jersey Ave., SE) include an indoor pool, billiards room, fitness center, and concierge. Condos have hardwood floors and a washer and dryer. Prices start in the low $200,000s for studios, around $500,000 for a three-bedroom. Ten percent of the 320 units remain.
Looking for space? Capitol Quarter (1020 Fourth St., SE) is one of the only developments of new townhouses under construction in the District. When finished, it will span seven blocks and include 323 homes. This summer, developer EYA put the second phase on the market; construction of the 163 homes will begin later this year. Prices start at $649,900 for a two-bedroom, 2½-bath townhouse with a one-car garage. Some homes have rooftop terraces, and all have hardwood floors on the main level, tiled foyers, and three finished levels. Rentals are also available.
Every apartment at Onyx on First (1100 First St., SE) has floor-to-ceiling windows, giving the building the look of a glass facade—and giving residents views of the Capitol dome and Nationals Park. All units have stainless-steel appliances, stained concrete floors, and glass-tile backsplashes in the kitchen. Amenities include a roof deck, a picnic area with grill, a fitness center, and a clubroom with billiards. Monthly rents range from $1,600 for a studio to more than $2,900 for a two-bedroom with den.
The apartment building Senate Square (201 I St., NE) is just north of the burgeoning H Street corridor and within walking distance of the Union Station Metro stop. Residents have access to a movie theater, clubroom, rooftop pool, and fitness center. Each of the 432 units has nine-foot ceilings and oak floors. One-bedrooms start around $1,950 a month, two-bedrooms around $2,400.
To lure buyers, Velocity Capitol Riverfront (1025 First St., SE) is waiving up to $10,000 in closing costs and throwing in a free parking space, which usually goes for $35,000. The 200-unit building—about half sold—has a fitness center, concierge service, and rooftop pool with Capitol views. Units have hardwood floors, open kitchens with modern fixtures, and granite countertops. Studios start in the low $300,000s; a two-bedroom with den starts in the high $500,000s.
