As developers race to install the swankiest new amenities in their projects—yoga studios, lap pools, dog washes—Artview, a boutique building nearing completion on 9th Street, NW, might have them all beat: Its six modern condos sit atop the future home of a Sugar Shack Donuts, what will be the first DC location of the beloved Virginia mini-chain.

Brokerage Urban Pace will put three of the six units—from developer Greenstep—on the market after the Fourth of July. A second-floor, one-bedroom-plus-den with two baths will list for $769,900. A similar unit a level higher will be priced at $839,900. And a top-floor, two-bedroom, two-bath, with more that 1,400 square feet, will list for $1.1 million.

Part of the building is also set aside as rental apartments for artists—hence the name. Hamiltonian Artists, the organization that runs U Street’s Hamiltonian Gallery, will launch a new initiative on Artview’s first floor, providing communal studio and gallery space intended as a work area for resident artists. The condo owners will be able to take part in exhibitions and events hosted there, too.

Here’s a look at what’s to come:
