New Condo Spotlight: The Grove at Arlington Ridge

What: The Grove at Arlington Ridge

Where: 2311 25th Street South, Arlington

Number of units: 190

Number sold: 115

Floorplans: One-, two-, and three-bedroom units ranging from 700 to 1,400 square feet.

Prices: One-bedroom condos start at $274,900; two-bedroom, two-baths at $354,900; and three-bedroom, two-baths at $431,900. 

In each unit: Hardwood floors in the common areas, carpeted bedrooms, and ceramic-tiled kitchens and bathrooms. Kitchens feature granite countertops and stainless-steel appliances. Each unit has nine-foot ceilings, a balcony, and a washer/dryer. All top-floor units in the four-story building come with fireplaces.   

Building amenities: The complex features a swimming pool with a sun deck and a patio area with grills. The first floor has a business center with computers, a fax machine, copier, printer, wireless Internet, and a coffee bar. Also available: a media room with a television and surround sound, a clubhouse with pool table, and a fitness center. Condo owners can buy three different sizes of storage spaces which range in price from $3,000 to $16,000. One above-ground, gated parking space comes with each unit, with additional spaces for sale for $5,000 to $15,000.

Closest Metro: There’s no Metro stop within walking distance. A bus comes by about every twenty minutes headed for the Pentagon Metro, about two miles away.

Location: The condo is two miles from Reagan National Airport, less than four miles from downtown D.C., and about a mile from the Village at Shirlington.   

Deals: The developer is waiving the first year of condo fees and offering the following credits towards closing costs: $5,000 for a one-bedroom, $7,500 for a two-bedroom, and $10,000 for a three-bedroom.  

Expected completion: Done. The building was constructed in 2003 as apartments, then converted to condos in 2005. The first settlement occurred in the beginning of 2006.
